Don't get too excited, but we have found a building that suits our needs.   We are in the early stages of the purchasing process.  There is still a lot that can go wrong from here, but this is the closest to getting a new location for R/C Excitement we have been to date.  

          The building is located 1/2 mile from Route 2 and Route 190 in Leominster.  It's about 15 minutes from our current location.  There should be enough space for a indoor Off Road track, a medium sized indoor On-Road carpet track, and a large outdoor On-Road asphalt track.  We should be able to have seperate on road and off road pits and tracks indoors.

           Again,  do not get too excited, this is the closest we've been yet, but problems can always arise.   I just wanted to post to let people know we have been working day and night on this.

         I'm not trying to get anyones hopes up, but I do want to keep people informed.

Awesome news Todd!  Your moving the track closer to me (maybe)!  I moved out of Shrewsbury, I now live in Fitchburg.  I'm about 5-7 minutes away from where rt 2 and 190 meet.

The whole building is 22,500 sq feet, but there is a tenent that has 8,000 sq ft.  That leaves R/C Excitement with 14,500 sq ft of raceways and shop, and bathrooms. Cheesy

Indoor carpet and outdoor asphalt tracks have been talked about. From the looks of the facility, there seems to be no reason why it could not be able to host both/either. It will probably be more dependant upon the amount of support that they get from customers. I have a tc3 chassis that I could easily adapt for asphalt. I already have my carpet car, and it will never see pavement. Its just a matter of bolting together a bunch of spare parts to make a pavement car. I'm game.

We have been throwing around the idea of what nights are going to be race nights. With having different tracks inside the same building, it will be a change to have multiple race nights. If there is both tracks inside the building, what nights would you like to see dirt and what nights would you like to see carpet? What are your opinions?

Considering there are about 4 people in new england that actually race it.   Ask Radical ricks how many oval guys there are.  The nationals couldn't even break a 100 entries, but hey anythings is possible.  Just not likely.

Well, I could almost agree with that. Only reason why I wont is because of the rumor that K&N is still active...

Banked ovals are the best way to support a hobby shop. The enormous amounts of parts broken in one night is spectacular... Hey, Todd, I have an idea.... cheesy

Theres alot of local guys that travel a long way to madness and K&N to run pan cars,  Todd and the crew seem to me to do things the right way,   I bet it would go over good,   It dosn't have to be dedicated to oval,   it can be changed from road coarse to oval pretty easy.     Some of the dirt guys might even want to change a truck over for some scary open wheel action.   Sure you break some parts,   thats part of the fun, look at it as investing in your sport.    I can pretty much guarentee enough for a truck class right from the get go.     Right now Keith and I are running in NH,   average draw up there for truck is 10 to 15.     It's a blast.    If you get in with some decent drivers you hardly ever break.      Fun Fun Fun.

Hi everyone at RC Excitement.  My name is Kevin, and my wife and I moved to Worcester in July.  I have been looking for a good RC shop and found a link to your site online.  I am very interested in your quest to find a new location, and would love to help if there is anything you need.  I previously lived in Springfield and had great support from Land, Sea, & Air Hobbies, Pioneer Vally Hobbies, and of course RC Madness in Enfield, CT.  I definitely appreciate the LHS, and only buy my RC supplies locally as long as I can find what I need.  I am not an experienced racer, but have owned electric dirt and on-road cars, and currently own a Nitro TC3, a modified electric buggy, and 2 airplanes... an 600 powered electric trainer and a .46 powered 61" Piper Cub.

As I said, please let me know when you find a new building, and if you need any help getting setup.  I have a few RC buddies from Western Mass and Connecticut that would probably also volunteer their time and services to a good cause.

This brings up an interesting point....the new facility is supposed to have two indoor tracks. Will you guys be running all sizes of on road cars? I'm kinda thinking about 1/18th scale on road...if there will be a place to run them. Of course, I'm still planning on having my butt kicked in 2WD off road racing as well.

I was hoping to have better news by now, but the building I had poured all of my attention into has fallen through.  I was 90% done with the deal when the seller decided to keep the building.  I know this will bring up a lot of questions about if more could have been done to get the building or if he could just back out.  The only thing I can say about the whole situation is that I believe the seller kept putting up road blocks for my attorney and changing his requirements of the sale to stall for time to allow his contract with the Real Estate broker to run out.  Enough said.

Now back to the search!!!

This is my wish list.  

•   20,000 sq ft + single story steel construction building.
•   10,000 sq ft of Clear span for indoor tracks.
•   Rentable space for additional income [R/C requires approximately 10 - 14k sq ft]
•   Commercially zoned or with the ability to get special permit or variance.
•   50+ parking spaces.
•   12' - 18' ceilings.
•   Reasonable taxes.
•   Drive in door.
•   Paved driveway.
•   Oil heat Preferred.
•   Handicap accessible.
•   Minimum of 2 Bathrooms.
•   Space for 150' x 75' Outdoor Off Road track.
•   Dry sprinkler system.
•   Retail store area for hobby shop.
•   Street side sign.
•   Highway access within 2 miles.
•   Within 25 minutes of Rutland, MA in Northern or Eastern Worcester County.
•   For under $850,000, unless the building is just right.

If anyone knows of a building that sounds suitable or knows a Realtor that might be able to help, please let me know.

Hi Todd,

It's Frank from down at big boys.  My wife is a real estate agent. She suggests that maybe you should contact the owner directly and do for sale by owner that way the seller doesn't have to pay such a steep commission. That may change his mind about selling.  Sometimes they run time out after they have a buyer on the hook just to save a few thousand bucks.  He may have wanted to sell, you never know. If you don't know who the buyer is and you want to find out, email me soon and give me the address of the property and my wife will find out who the owner is and what HE originally paid for the property. That may give you a bargaining chip. She can check out what the most recent appraisals went for as well.  Also, if you want her to, she can go on the multiple listing service and search for buildings for you ,all you have to do is give her your criteria of how much space you want, what towns you wouldn't be opposed to looking in and what your price range is.  Her name is Dawn.  If you want to email her directly , her email address is  REagentDawn@aol.com .  She says feel free, she'll help you any way she can.

I dunno... a second building might be nice.  Maybe a little closer to Rte 3-- Chelmsford perhaps.  You could plan for the roof-top bistro from day one that way Todd.   cool

Read the post closely.  It also says off Rt190 in Leominster.  That was a post about a building we didn't get, the owner backed out at the last minute.
